New construction, twin 42 story towers with a common attached open garage.

HVAC

Assist People’s Energy – K&A design documents to include gas meter, and complete interior distribution.

Each apartment unit will be engineered with package terminal air conditioning (PTAC) cooling units with hot water heating coils and boilers for heating. New Building Automation System.

Each apartment unit will be engineered with toilet exhaust system.

Elevator Machine Rooms will be provided with stand alone packaged cooling units.

HVAC units will be engineered for corridor supply and building pressurization.

Electrical

Coordinate new incoming power with ComEd a service entry drawing from their offsite service of power to the buildings pad mounted transformer. (This information will be shown on civil engineer’s drawings.) Ascertain if there will be any excess facilities charges. Provide documents from new pad mounted transformer to distribution panel.

Coordinate telephone and cable with providers and extend into apartments. Cable for television back to termination point.

New central fire alarm system

Minimum security system including but not limited to TV cameras, intercoms, door contacts and similar items.

Generator for life safety.

All power circuit wiring, K&A will layout per code general switches and receptacles and as required by owner and/or interior designer dedicated circuits to be identified by architect/owner.

All lighting circuiting, location and type of light fixtures by owner’s interior designer. K&A will ensure required lighting levels are met.

Building and/or pole mounted site lighting plan with foot candle layout for entire site.

Engineer appropriate life safety systems for entire building.

Plumbing

New domestic incoming water service to 5’-0” outside of building with complete interior distribution system.

Dedicated central hot water heaters located in mechanical room for residential apartment units with complete interior distribution system.

Roof drainage (storm) and sub-soil drain system to 5'-0" outside of building. Continuation by civil engineer.

Sanitary and vent, kitchen waste, garage waste systems to 5’-0” outside of building.

Fire Protection

Provide performance specification indicating zone divisions and sprinkler head locations, riser diagrams with sizes, fire pump location and size. All required information for design build contractor to utilize.
