THE ESPLANADE OF ALGONQUIN

Klaucens & Associates Inc., in conjunction with Aria Group Architects, provided consulting MEP, FP engineering services for a new 19 acres development in Algonquin, IL for Centerville Properties Development. This development consists of (13) thirteen new building which vary in size and height. Throughout the development are various, commercial, retail, residential, office and restaurant spaces.

Each building was designed as a warm light box capable to accommodating a variety of new tenants.

HVAC systems vary from packaged roof top units, DX split systems and residential gas type furnaces with remote condensers. The level of engineering also varied for each building type.

Electrical design was based on an industry standard wattage per square foot with allocation of additional service size for future tenant occupancy modifications. Telephone, fire alarm and wi-fi internet is also being provided throughout the development.

Plumbing design consisted of distribution to all plumbing fixtures throughout each building with allocation for future restaurant tenants.

A fire protection outline spec and documents were provided for use by a design build contractor.

K&A also made their services available for each future tenant buildout in order to provide for a smooth landlord/tenant transition.
