The 18-story, 373,000 s/f building will consist of 165 one, two and three-bedroom condominium units that range in size from 750 to 2,500 square feet. The complex will also feature 1,370 square feet of retail space that will front a 3,500-sq.ft. public plaza with sitting area. The building will be built in a “Z” configuration to appear smaller, providing an improved pedestrian experience and relation to existing buildings. Residents will have access to a fitness facility, 3,800-sq.-ft. enclosed swimming pool, parking garage and 24-hour doorman. It also will offer a residential lobby with a 24-hour doorman and a 247-car parking garage.

    HVAC
  • Condominium HVAC design will be either two-pipe/four pipe central systems.
  • Each condominium will be engineered for dedicated individual toilet & kitchen exhaust systems.
  • Retail spaces will be engineered to shell space standards at 300 s/f per ton.
  • Engineer dedicated heating/cooling pool system.
  • Elevator Machine Rooms will be engineered with stand alone packaged cooling units.
  • Building will be provided with one common air handling unit for common areas and building pressurization.
  • Stairwells will be engineered for heating only.
  • Garage will be heated to 50 deg. F and ventilated to meet code requirements.
  • Gas piping distribution system from meter to all points of connection within the building.
    Electrical
  • Coordinate new incoming power with Commonwealth Edison. Provide documents from new transformer to distribution panel.
  • Coordinate telephone and cable with providers and extend into condo’s. Cable for television back to termination point. Empty conduit stub-in for retail tenants back to termination point.
  • New central fire alarm system as required by Code.
  • All power circuit wiring, K&A will layout per code general switches and receptacles and as required by owner and/or interior designer.
  • Building and pole mounted site lighting plan with foot candle layout for entire site.
    Sprinkler
  • Performance specification indicating zone divisions and sprinkler locations, riser diagrams with sizes, fire pump location and size.
    Plumbing
  • New domestic incoming water service to 5’-0” outside of building with complete distribution system.
  • Individual gas hot water heaters located in each condo (central system optional).
  • Roof drainage (storm) and sub-soil drain system to 5'-0" outside of building. Sanitary, vent and garage waste systems to 5’-0” outside of building.
